Crossways Management Company is a limited
company set up in the 1980’s as a non-profit
making vehicle for managing the common areas of Crossways.
Every landowner on Crossways owns shares,
which are allocated on the basis of one share per
one-tenth of an acre. The developers Land Securities
hold two “golden” shares and these give
the necessary company control during the development
process.
Other shareholders include Britel Fund
Trustees, Prudential Assurance, R.M.L Staff Pension,
Britannia Life, Woolwich, HSBC Limited, Pearl Assurance,
NPI, Railways Pension Fund, Shepherd Neame, Global
Homes Loans, Thames Europort, Guardian Nominees and
Universities Superannuation Scheme.
The Company currently has two directors
representing the landowner. The Company secretary
is provided by Caxtons Chartered Surveyors, who also
act as Managing Agents.
General meetings are called on a quarterly
basis and the Annual General Meetingis held in September.
There are also open meetings to which
all occupiers are invited.
Crossways Management Company will become
the landowner of the common/amenity areas, and will
be an independent company run by the shareholders.
Crossways Management Company’s mission
statement is: -

class site services, by way of a proactive and flexible
management system, which is responsive at all times
to the needs to the those involved in Crossways, and
produces a business environment of the highest quality
possible”
More specifically the Company deals with
the following: -
• Cleaning
• Landscape maintenance
• General maintenance
• Security
• Lake management
• Site irrigation (the largest system in Europe)
• Road/path maintenance
• Lighting
• Signage
• Road gritting
The Company directly employs twelve gardeners
who look after all the soft landscaping and carry
out the road gritting. This team is dedicated to Crossways
and is run by a Landscape Manager/Consultant.
The Company also employs carefully selected
contractors and consultants who provide various reliable
and responsive services.
All who work on Crossways have a common
aim – to produce an environment of the highest
quality.
The budgeted expenditure for 2006 totals
c. £720k. The bulk of the income to cover
this expenditure is collected by way of service
charges payable by all occupiers. The remaining
income comes from contract work carried out by
the gardening team for specific occupiers.
Service charges currently range from
20p
– 60p per sq. ft.
